Building slabs, curb and gutter for a business site

Beverly Hills' Code of Ordinances, posted online through an ordinance adopted September 9, 2014, has a Chapter 10 on subdivision regulation and a Chapter 14 on zoning, and City Hall handles planning as well as permits. We found no published City rule for commercial concrete, so settle what a project needs there before the drawings are final.

Curb and gutter to a state spec

Where plans call for TxDOT's Item 529, curb and gutter is Class A concrete unless the plans name another class, and fibers may take the place of reinforcing steel. Curing lasts 72 hours or more, an edging tool rounds the edges, a 10-foot straightedge may show no more than 1/4 inch of variation, and the curb's joints have to match those in the paving next to it.

The lot out front is under parking lot paving in Beverly Hills, the walks to the door have a page too, and smaller jobs are on our Beverly Hills page.

How a commercial pour comes together

  1. Scope the pour, get a price

Send drawings, or the size, use and finish, for a free estimate.

  2. Permits and a pour plan

Any permits are settled with City Hall, and the mix, testing and pour time are agreed with the owner and the supplier.

  3. Place, finish and cure

The concrete is finished, then kept moist or sealed with a curing compound, since drying out early can cost it up to half the strength moist-cured concrete reaches.

Commercial concrete costs by the yard and by the foot

Ready-mix gets dearer as the strength goes up, as the ticket's typical Central Texas prices for 2025 show. For site work, a national average estimate for May 2026 puts installed curb and gutter at $63.32 to $77.78 a linear foot. Neither is our price.

Heat and curing questions on commercial concrete

Does summer heat weaken a commercial pour?

It can. Early curing at high temperatures leaves concrete weaker at later ages than identical concrete cured near 70°F, the National Ready Mixed Concrete Association says, and Waco averages 114.8 days a year at 90°F or above (1991–2020 normals). Cooling the mix helps: chilled water can lower its temperature up to 10°F, and ice up to 20°F.

Should a troweled shop or office floor be air-entrained?

Usually not. NRMCA puts the ceiling at 3% air for hard-troweled floor slabs, since entrained air makes the top layer likelier to delaminate, and delaminated layers usually break away 1/8 to 1/4 inch thick.

What makes a curing compound acceptable on a commercial slab?

Look for ASTM C309 or C1315, NRMCA's curing sheet says. The compound goes on once the sheen of surface water has gone, ideally as two coats laid crosswise to each other, and any plastic sheeting used in its place should be 4 mils thick or more.
