Why slabs sink, and mudjacking versus foam

The Texas State Historical Association calls Hewitt the fastest-growing community in McLennan County during the 1980s: 5,247 residents in 1982, 7,474 in 1988, 8,983 in 1990 and 11,085 by 2000. When a slab sinks, poorly compacted fill dirt is very often the cause, with subsurface erosion and shrinking soils also possible.

Slabs are lifted one of two ways. Mudjacking pumps in grout, a mix of water and portland cement with limestone dust, fly ash or sand added, through holes drilled in the slab. Polyurethane foam does the same job through smaller holes: a foam maker, Alchatek, says foam needs only 3/8-inch holes where mudjacking needs 2 to 3 inches, and that the foam weighs only 2 to 4 pounds per cubic foot, where mudjacking material can reach 100.

Cracks that come with the sinking are covered under concrete repair in Hewitt, and a drive too far gone to lift may need a replacement driveway. Other jobs are on our Hewitt page.

How a sunken slab is lifted

  1. Find the low spots and the cause

Measure how far each panel dropped and look for what washed out or settled underneath.

  2. Drill and inject

Holes go through the sunken slab, and grout or foam is pumped in to raise it back toward level.

  3. Patch and check

The holes are patched, and the slab is checked against the concrete around it.

What concrete leveling costs

In typical Austin prices for 2026, mudjacking costs $4 to $8 a square foot, and small jobs carry a minimum charge of about $400: $400 to $1,100 for a sidewalk, $550 to $1,800 for a patio and $900 to $3,000 for a driveway. National figures for 2025 put polyurethane foam leveling at $8 to $25 a square foot and complete slab replacement at $6 to $15. A free estimate gives the real number.

Slab lifting questions

When can a sunken slab not be leveled?

A home-inspector association, InterNACHI, says mudjacking isn't appropriate when the surface is spalling or damaged, the slab has risen from expansive soil, the cause of settling isn't addressed, the soil is swampy or there's a sinkhole. Where tree roots or a leaking pipe have washed out the ground below, a new slab may be the only choice.

How soon can a lifted walk or drive be used?

Alchatek says polyurethane foam reaches 90% of its full strength in about 15 minutes, while mudjacking grout may need as long as a couple of days.

Does foam keep a slab from sinking again?

Unlike mud, foam resists water, which the maker says helps prevent future erosion and settling.
