A store, a post office and a new name

The Texas State Historical Association says the community was first called Live Oak, and that its first settler was probably Jonathan Dansby, who arrived in the 1850s. Jeff Howard built the first store in 1886 and opened a post office in it a year later, when the postal authorities gave the town the name Mosheim. That post office closed around 1976.

By the association's reckoning the town lies 7½ miles west of Valley Mills and twenty-three miles northwest of Waco. The 2020 Census counted 48 residents on 0.679 square miles of land, with 22 housing units, 17 of them occupied, and the Census Bureau's district lines put its centre point in Valley Mills Independent School District.

San Saba clay at the crossroads

Across Bosque County, the association describes land that is mostly shallow to deep, well-drained soil underlain by limestone. At Mosheim's Census centre point, the Natural Resources Conservation Service maps San Saba clay on 1 to 3 percent slopes, with bedrock from about 30 inches down, and rates it "Very limited" both for concrete driveways and sidewalks and for dwellings on a concrete slab. Permits outside any city

Mosheim is unincorporated, so no city issues permits there. For concrete on private land, the only Bosque County rule we found is its Flood Damage Prevention Ordinance, which calls for a Floodplain Development Permit wherever a site falls in an area of special flood hazard. Whether any Mosheim lot lies in one wasn't checked, so ask Bosque County before work starts. A new approach onto a county road falls under a separate county ordinance, set out on the driveway page.
