On Farm Road 1637, under county rules
The Texas State Historical Association places China Spring twelve miles northwest of Waco, in the northwestern part of McLennan County. Settlement began as early as 1860, the community was founded in 1867, and it takes its name from a spring in a chinaberry grove. A post office opened in May 1873.
China Spring isn't an incorporated city. The Census Bureau treats it as a census-designated place of 4.617 square miles of land, home to 1,436 people in the 2020 Census. That count covers a larger drawn area than the community the association describes, whose population it reported at 214 from the 1930s through the 1960s and 181 from the 1970s through 1990.
The school district has its own history: China Spring became the focus of a rural high school district in the late 1920s, joined Bosqueville in 1963 to form the China Spring-Bosqueville ISD, and became a separate independent school district two years later.
For soil, the association paints the county's western section as land of mixed terrain, where shallow, stony ground grows mountain cedar and oak. That's a county-wide picture, not a survey of any lot, so each job's soil gets its own look before pricing.
No city sets the rules in China Spring. McLennan County does, and by its own account it "does not have inspection authority or responsibility and can not charge fees"; it has no power to zone either. Its rule for new homes is explained with our slab foundations in China Spring. Whether any of China Spring sits inside Waco's extraterritorial jurisdiction is something our research didn't settle, so check an address with the County Engineer's Office before work starts.
Willow Grove, just west of State Highway 6 and nine miles west of downtown Waco, is unincorporated as well and follows the same county rule; see concrete work in Willow Grove. Gholson, at the crossing of FM 933 and FM 1858, is a General Law city whose permit application asks for a plat of survey with every new structure, and our Gholson page covers it.
